Home-inspection standards are condition standards — inspectors do that job well. But the standard checklists don't require the age of your systems, their remaining life, or what replacement costs — so almost no report includes them. That's the gap between knowing the water heater "works today" and knowing it's a year past its typical service life.
Illustrative example — a composite home, shown so you can judge the format. In your real report, every fact comes from your inspection report and every typical-life figure cites the U.S. Dept. of Housing & Urban Development's published useful-life table, page and all.
